     Thank you for coming to our site as a prospective buyer.  We appreciate your interest and would like to offer you all of the information that you need to make a decision.

     The restaurant business is for sale as a turn-key asset sale at $225,000 with some owner financing available.  All of the kitchen equipment, pots and pans, bar equipment, tables, chairs, glasses, silveware, china, and so forth are included (except the dishwashing machines, which we leased, and the coffee/tea brewers, which were furnished by our coffee/tea vendor).  Get your business license, buy your inventory, hire your staff, and you are ready for business.  We had a pouring license for liquor, beer and wine; just pass the background check.  We had the clearance of the city for sidewalk dining.

  We are also willing to discuss sale of the building, but are offering it for lease at $1 per square foot per month.  Lease terms are negotiable; let's talk.

     The history of the building, which we published on the back of our menus is provided below.  The building is two-story solid brick and was completely renovated in 2008.  The building has a new roof, six new HVAC systems so that areas can be zoned, new plumbing and electrical, new attic insulation, double glazed large windows on the street level, Bose speaker system, solid wood panel pocket doors between upstairs dining rooms, front and rear staircases, mahogany bar with granite counter, restrooms on each floor, burglar and fire alarm system, fire sprinklers throughout, POS system, and much more.

     Our location in the historic district permitted us to have the pouring license for liquor, wine and beer plus sidewalk dining.

    The building is on a corner lot one block from the main intersection of the historic downtown and is in what has been designated as the town's entertainment district.  There is excellent off-street public parking and high traffic flow.  It is next door to the main post office and all traffic that enters the post office's parking lot must pass by the restaurant to get there.  The building includes a large vacant lot at its rear where we had planned to feature patio dining and live entertainment.

     Our customers came from a 30-mile radius; we were the most beautiful restaurant with the best food between Atlanta and Macon.

The History of Madame’s

 

            Our building dates back to the late 1800s or early 1900s.  It has housed several businesses over the years, but as best we can determine, it began with the ten-room Dixie Hotel on the second floor and the Y Not Eat Café at street level.  It may have also contained a barber shop and over-the-counter drug store.  It is now owned by Renaissance Griffin LLC, a group of civic-minded local investors who wish to help revitalize downtown Griffin.

            Each of the hotel’s ten rooms featured a fireplace, lavatory and window.  The only bathtub was in what is now the upstairs men’s restroom.  The toilets were at the top of what is now the main staircase.  The only entrance to the hotel was via stairs that ran straight up from the arched exterior door at the rear of the building.  We turned the original stairs so that they now connect the kitchen with the upstairs dining rooms.

            At one time there was a railroad depot where the parking lot is now where Eighth Street dead ends into Broad Street.  Major passenger trains ran daily through Griffin.  One of the most famous was the Nancy Hanks, which connected Atlanta, Griffin, Macon and Savannah.

            Rumor has it (no one will admit to knowing for sure) that the hotel was a brothel, and the “ladies” had the rooms closest to the balcony.  As the trains arrived, they would go out on the balcony and try to entice the men (often soldiers during war time) getting off the train into the hotel.  Hence, the name, “Madame’s, was chosen for the restaurant by its owners.  The balcony has been reinforced and is safe if you would like to go out on it.
